This background gives us the expertise to underwrite and quickly assess complex opportunities and non-conventional situations in order to deliver a fast closing. Brainchild Property Group, INC respects time constraints and our goal is to respond quickly to loan requests and fund inquiries within 30 days of the receipt of an executed Letter of Interest.
Brainchild Property Group, INC’s underwriting philosophy that is driven by the formulation of exit strategies for their investment. As a result, we will really consider the “story” of the potential transaction. In effect, this frees us and the Client from the constraints of inflexible, underwriting that is driven merely by rigid formulas. If we can develop a comfort level that the Client can take them out at loan maturity, we will underwrite up to 100% financing, dependent upon the situation and property type. As long as your opportunity makes sound economic sense, brainchild Property Group, INC’s funding will be available to help provide you a needed short-term Bridge Loan.
Bridge Loan Financing
Bridge loans are loans used for a short duration of time until permanent financing is secured or the collateral is sold. Bridge loans are a perfect solution to immediately capitalize on a timely acquisition or business opportunity because they allow clients to act quickly. These loans can be used for acquisition, buy-outs, foreclosures, cash out and other purposes. It is a form of short-term financing made for our Project Finance & Alternative Capital funding program.
We are regarded as an “added-value” firm, working to serve the best interests of all parties concerned. We can provide our clients with assistance to minimize cash flow risk and provide funds at the lowest possible financing cost.
Bridge Loan Rate
The rate on a bridge loan will vary. Brainchild Property Group, INC can help you with your down payments at NO upfront costs to you! Our fee’s for this will be added to your loan & returned to us at closing by our private lender. We have allocated certain funds to be used for this purpose only. At times, Brainchild Property Group, INC may be unable to provide this service.. It is important to email Brainchild Property Group, INC immediately and be sure the funds you need are available. Brainchild Property Group, INC terms are multiplied by 3 of our initial investment bridge.
Client needs a loan for $5M and lender requires 5% or $250K for down payments. Lender returns our initial $250K plus our fee x4 of bridge=$1,000,000.00 or ($1M)
The Result: The initial $250K and our fee of $1M will total additional $1,250,000 to be added to your loan which we will receive at the clients closing using the example above
